Purchasing Services

Over the years it has become apparent to us that at some point all property owners need assistance in the purchasing of capital goods. In today's market, with owners and brands reducing staff and standing by their core competency, in-house purchasing may no longer be an option. Several hundred purchase orders could be required for a large project. One chair style alone could require three separate purchase orders from three different sources. For instance, seat and back fabrics may be different and are not supplied though the chair manufacturer.

Of those three sources, any two may have discontinued the product, and long delivery dates, shipping delays, strikes, plant shut downs, etc. will require alternatives to be specified. There are many untold and unforeseen events that will occur during and after the specifying process. New alternates must then be re-specified ensuring the appearance, quality, cost and delivery date to the next manufacturer reflect the original order presented to the owner. Our experience tells us this process will inevitably occur at some time during the project, probably several times.

Therefore, only qualified individuals can work through all the pitfalls with clear vision and un-paralleled determination to stay on time and within budget. Purchasing, re-specifying, delivery tracking, coordination and payment releases are taken care of by us. All purchase orders are done on behalf of the owner who signs for and approves each before issuance. A weekly status report and purchase order log is also provided to the owner. The owner's role is now limited to issuing credit references and payment to the suppliers as directed by us. This service is appreciated by many owners.

UI Purchasing has developed this system and successfully used it most recently with Soho Metropolitan Hotel, Soho Residences, Soho Lofts, Niagara Falls Marriott Fallsview Hotel, Senses Bakery and Restaurant, Vancouver Metropolitan Hotel and Toronto Metropolitan Hotel. UI Purchasing currently has such a high volume of orders with many of the best suppliers in Canada and the U.S. that we are also able to have suppliers pass on substantial savings to owners, a benefit that few companies can offer.
